Financial Analysis Through our financial analysis, we provide a concise framework you can use to quickly evaluate the most cost effective option. We include the costs of moving, wiring, and furniture – stealth costs that often get overlooked. We also evaluate different lease terms, expense stops and the potential to reset them, as well as fixed versus market priced options.

Subjective Features and Benefits Often the final space decision comes down to the non-financial elements: location, amenities, natural light, view, parking, orientation. We have models that enable you to see very quickly the non-financial elements most important to you and your business.

Lease Versus Buy Analysis For tenants considering longer lease obligations, we may prepare a lease versus buy analysis. Should purchasing represent a better quantitative or qualitative option, we will present both on- and off market purchase alternatives.

Deal Negotiation The foundation of the lease is the Letter of intent (LOI). We believe in developing a comprehensive LOI that reflects the mutual agreement of all business terms before the LOI is delivered for lease development. This process significantly expedites the lease execution process and leaves you with more time to run your business.

Lease or Contract Review For optimal cost efficiencies, we review the lease before your attorney spends any time on the project. We deliver a bullet point list of comments that call out relevant items for more detailed legal review.

Relocation Management We have working relationships with architects, interior designers, furniture sellers, movers, and telephone/data providers.

Disposition You may find the need to dispose of all or a portion of your leased space. In this situation, we will represent you, our client, and will work with you to determine market rent and market expenses. If more appropriate, we will work with you to structure a lease buyout or rewriting of the contract. In the case of a disposition, or fees are paid by you, our client.
